Which loan fits you

Eleven ways to get to the keys

Most people only ever hear about one kind of loan. As a broker I can place you in the one that actually fits your credit, your savings, and your timeline, and I'll explain why.

01

FHA loans

The first-time buyer's workhorse: 3.5% down with qualifying credit and room for a less-than-perfect file.

03

VA loans

For eligible veterans, service members, and some surviving spouses. No down payment required for most.

04

USDA loans

Zero down in eligible rural and small-town areas, which covers more of Texas and Arkansas than people expect.

06

Refinance

Lower the payment, drop mortgage insurance, shorten the term, or pull cash out. We'll check whether it's worth it first.

Wholesale, not retail

One application. Many lenders.

A bank can only offer its own loans. Through Utopia Mortgage I send your one application to a network of wholesale lenders and pick the fit for your credit, your down payment, and your timeline. You never fill anything out twice.

How it works

  1. Apply onceAbout fifteen minutes online, or on the phone with me if you'd rather talk it through.
  2. I shop itYour file goes to the lenders that fit your situation. I compare the actual offers, not the ads.
  3. Pre-approval letterOnce your documents are in, you get a letter that listing agents take seriously.
  4. Close and get the keysI stay on your file through underwriting, appraisal, and closing day.

Who you're working with

Meet Rosalyn

One person handles your loan from the first call to closing day. Here's who that is.

Rosalyn Brookes

I help first-time buyers and families who were told "not yet" get a real answer. As a broker with Utopia Mortgage I shop one application across many lenders, and I work evenings and weekends because that's when most people can talk.

More about Rosalyn

I'm Rosalyn Brookes, a licensed mortgage loan originator based in Texarkana and licensed in Texas and Arkansas. I work with Utopia Mortgage, a wholesale brokerage, which means I'm not tied to one bank's products. One application from you lets me compare options across a network of lenders and pick the one that fits your situation, not the other way around.

My specialty is buyers who think homeownership is out of reach. A lot of the people I work with are buying their first home, using FHA financing, or leaning on a down payment assistance program to get the keys sooner. Plenty of them were turned down somewhere else first. I'd rather look at the whole picture than a single number, and if the honest answer is "not yet," I'll tell you exactly what would change that and stay in touch until it does.

I'm also a licensed Texas Realtor, so I've sat on the other side of the contract. I know what a listing agent looks for in a pre-approval letter and how to keep a deal from falling apart between contract and closing.

Most of my clients work during the day, so I take calls and meetings in the evenings and on weekends by appointment. Spanish translators are available for any conversation, from the first question to the closing table.

Questions

The questions people ask first

What credit score do I need?

Lenders set their own minimums and they differ by program. FHA is the most forgiving, and some of the lenders I work with go lower than the big banks. Tell me your situation and I'll tell you where you stand and what would move the number.

How much do I need for a down payment?

Usually less than people think. FHA allows 3.5% with qualifying credit, VA and USDA can be zero down for eligible buyers, and Texas and Arkansas assistance programs can cover part of it. We'll run the real numbers for your price range.

What do I need to apply?

A photo ID, your two most recent pay stubs, two years of W-2s or tax returns, and two months of bank statements. Self-employed? Bring what you have and we'll go from there.

Does applying hurt my credit?

A mortgage application is one credit pull, and as a broker I can share that one report with every lender I send your file to. You're not pulled again for each one.

Are you a bank?

No. I'm a licensed mortgage loan originator with Utopia Mortgage, a wholesale brokerage. That's the whole point: I can shop your loan instead of selling you one.

Do you work with Spanish-speaking buyers?

Yes. Spanish translators are available for every conversation, from the first call to the closing table.

When can we talk?

The office is open Monday through Friday, 9:00 AM to 5:00 PM, and I take calls and meetings evenings and weekends by appointment. Call or text (903) 309-3826.
