I'm Rosalyn. One application with me gets shopped across a network of lenders through Utopia Mortgage, so first-time buyers, FHA borrowers, and families who were told "not yet" get a real answer. Licensed in Texas and Arkansas.
Which loan fits you
Most people only ever hear about one kind of loan. As a broker I can place you in the one that actually fits your credit, your savings, and your timeline, and I'll explain why.

Learn more about FHA loans →Stronger credit and savings can mean a lower cost over the life of the loan, and mortgage insurance that goes away.
Learn more about Conventional loans →For eligible veterans, service members, and some surviving spouses. No down payment required for most.
Learn more about VA loans →Zero down in eligible rural and small-town areas, which covers more of Texas and Arkansas than people expect.
Learn more about USDA loans →Texas and Arkansas programs that cover part of the down payment or closing costs for buyers who qualify.
Learn more about Down payment assistance →Lower the payment, drop mortgage insurance, shorten the term, or pull cash out. We'll check whether it's worth it first.
Learn more about Refinance →Financing above the conforming limit for higher-priced homes, with lenders that specialize in it.
Learn more about Jumbo loans →Self-employed? Qualify on 12 or 24 months of deposits instead of tax returns.
Learn more about Bank statement loans →Rental properties qualified on the rent they bring in, not your personal income.
Learn more about DSCR investor loans →Lenders set their own minimums. Some of mine go where the big banks won't, and I look at the whole file.
Learn more about Lower credit →Financing for manufactured homes on a permanent foundation, including FHA, VA, and USDA options.

A bank can only offer its own loans. Through Utopia Mortgage I send your one application to a network of wholesale lenders and pick the fit for your credit, your down payment, and your timeline. You never fill anything out twice.

I help first-time buyers and families who were told "not yet" get a real answer. As a broker with Utopia Mortgage I shop one application across many lenders, and I work evenings and weekends because that's when most people can talk.
I'm Rosalyn Brookes, a licensed mortgage loan originator based in Texarkana and licensed in Texas and Arkansas. I work with Utopia Mortgage, a wholesale brokerage, which means I'm not tied to one bank's products. One application from you lets me compare options across a network of lenders and pick the one that fits your situation, not the other way around.
My specialty is buyers who think homeownership is out of reach. A lot of the people I work with are buying their first home, using FHA financing, or leaning on a down payment assistance program to get the keys sooner. Plenty of them were turned down somewhere else first. I'd rather look at the whole picture than a single number, and if the honest answer is "not yet," I'll tell you exactly what would change that and stay in touch until it does.
I'm also a licensed Texas Realtor, so I've sat on the other side of the contract. I know what a listing agent looks for in a pre-approval letter and how to keep a deal from falling apart between contract and closing.
Most of my clients work during the day, so I take calls and meetings in the evenings and on weekends by appointment. Spanish translators are available for any conversation, from the first question to the closing table.

Questions
Lenders set their own minimums and they differ by program. FHA is the most forgiving, and some of the lenders I work with go lower than the big banks. Tell me your situation and I'll tell you where you stand and what would move the number.
Usually less than people think. FHA allows 3.5% with qualifying credit, VA and USDA can be zero down for eligible buyers, and Texas and Arkansas assistance programs can cover part of it. We'll run the real numbers for your price range.
A photo ID, your two most recent pay stubs, two years of W-2s or tax returns, and two months of bank statements. Self-employed? Bring what you have and we'll go from there.
A mortgage application is one credit pull, and as a broker I can share that one report with every lender I send your file to. You're not pulled again for each one.
No. I'm a licensed mortgage loan originator with Utopia Mortgage, a wholesale brokerage. That's the whole point: I can shop your loan instead of selling you one.
